How are square footages calculated? |
 |
Square footage is calculated by including walk-able areas inside the outermost perimeter of the finished or conditioned areas of the home. These calculations include framed area but exclude veneers (brick, EIFS, stone, ICFs, etc.). Cantilevers, floor length widow bays, bows and boxes are also included. However, garages, unfinished basements, decks, screened-in porches, entrance stoops (porches) are not included.
ICON FLEX designs are designed within the original plan design and does not add additional square footage.
ICON EXPAND designs are designed outside the original designs and are listed as optional additional square footage.

Are ICON Design Group, Ltd. Plans copyrighted? |

YES. All plans and artwork are copyrighted by ICON Design Group, Ltd. and registered with the UNITED STATES COPYRIGHT OFFICE, LIBRARY OF CONGRESS. All rights are reserved. Each plan comes with a numbered construction license and promotional license. Each sheet of every ICON Plan is stamped with official license indicting original ICON design. You may advertise locally to promote the sale of the home. You may not build a plan more than once without an additional license purchase. Plans may not be resold. Modified versions of our plans remain our copyright property. (See next entry.)

Can I make my own changes to ICON Design Group, Ltd. plans? |

YES. Although ICON Design Group, Ltd. can customize your plans, customers may have local draftsmen make requested changes or to adjust planes to meet local building codes. Any changes made to our plan are legally considered "derivative works" of the plan. ICON Design Group, Ltd. still retains copyright to the original plan and any derivative work of the plan. An attempt by anyone to claim copyright is a violation of federal law.

Can I take floor plans from your catalog or images from your web site to a draftsman and re-create the entire plan? |
 |
Ahhh…NO. It is a violation of federal copyright laws to create a plan based on the design ideas of any architectural firm, residential design service, or stock plan service. The copyright protection in each ICON Design Group, Ltd. plan covers the architectural work (the design of the home) and the technical drawings (the plan itself). The Builder, Homeowner, architect, or draftsman must purchase the plan first before any changes can be made.
At ICON Design Group, Ltd. we feel that most copyright infringement is a misunderstanding of copyright law and not an intention of theft. Please call us toll free at 1.877.ICON.DGL for further information. Chances are purchasing that plan direct from us will be more affordable than redrawing anyway.

What are Building Codes? |
 |
Building codes are safety regulations pertaining to how a building (residential or commercial) should be built. They are intended to protect builder, owner, and general public from an unsafe structure. They deal with everything from nail spacing to accessibility for the disabled. Many restrictions, regulations and inspections are regionally required due to soil conditions, wind loads, seismic zones, etc. There are three major nationally recognized model building codes that are very similar in content in the United States: UBC (Uniform Building Code); BOCA (Building Officials & Code Administrators); and CABO (Council of American Building Officials). Every state, county, and local municipality has adopted some form of one, any or all of these standard building codes.
