

It’s time to build a dream home.
OK, we know there is a housing recession. Some places are worse than others. But even in this economic downward spiral, there are builders than can get a line of credit. There are consumers who still have descent credit scores. Banks are slowly starting to open their vaults. We need to get everyone together and start building again.
First, the Builder:
It doesn’t matter if this is your first contracted home or you are a seasoned veteran, a starter home builder or luxury home builder; it is time to think small. It is easier to get a construction loan and you open the market up to many more consumers. This makes it more likely to move your specs.
Second, the Consumer:
Not everyone can have a luxury home but a smaller home can still be a dream home. Whether this is your first home or are downsizing for whatever reason, it is time to think small. Stay within your means. The sub-prime fiasco will haunt many of us (directly or indirectly) for a long time. This doesn’t mean sit by and do nothing, start looking at home plans now. Get an idea of your budget. Smaller scaled houses are great for many reasons. They are great investments with faster appreciation and possibly could generate additional income latter as rental property. Also, smaller houses make great “spring board” property as applied to your next home purchase. Plus, depending on your credit score, the banks will be more considerate in issuing a loan.
Third, the Bank:
Still gun-shy and nervous, the banks want to be more comfortable in their lending practices. Smaller houses are moving faster even in some of the hardest hit areas of this recession. First time or experienced builders will have an easier time selling the smaller home or at least keeping up with the construction loan. In addition, banks will worry a bit less about foreclosure with consumers who are realistic about their mortgage payments.
In conclusion, smaller scaled housing could be a win-win-win first step for many Americans and the first step in climbing out of this recession.
