When buying home plans there are two major categories. The first is complete custom home plan design and the second is purchasing a stock or pre-designed plan.

Custom Home Plans
Q. How do you start for a custom home plan.
A. Custom Home Plans are started with an idea or concept to determine the elements you are looking for in a home.

Q. Can I have anything I want?
A. A custom plan can include many features but is still limited to Budget, Lot size and physical structure.

Q. Are the plans more expensive this way?
A. Typically custom plans are more expensive than modifying a stock plan that is close to what you are looking for.

Q. Will a custom Plan automatically fit my building codes?
A. We will modify the plan to be as accurate as the information received, but the plans may still need slight modifcation to accomodate local code and building practices.

Customizing Stock Plans
Q. Can I create a custom plan based on a stock plan without buying it?
A. No, it is illegal since 1992 to base a plan off a copyrighted plan without obtaining license to do so. A common misunderstanding is the plan can be changed enough to not be in infringement, but this is no longer true since 1992.

Q. If I buy a plan can I make my own changes or have a third party make the changes?
A. Yes if you purchase a vellum or Disk of a plan you have the rights to modify it yourself.

Q. Is it expensive to change a plan?
A. Changes can cause chain reactions that may be expensive, but typically Modifying plans is more cost effective than a complete custom plan, We offer an estimate based on the Scope of the change before we start.

Q. Can you modify somebody elses design we have already purchased?
A. Yes, if you have purchased a plan and have the right to have it changed, we can make the changes.

Q. If we retain you to modify the drawings how can we be sure you know what we are looking for?
A. We send out a PDF review during and at the end of the the process, and wait for your confirmation before proceding.

Q. I'm a builder, If I use a customized plan how do I keep it from showing up across the street?
A. While a true custom plan is the best security, we do not resell the customized versions. If your modifiications are minor, someone may puchase the plan and make the same changes, but with bigger changes the most likely culprit is a set of the customized plans that went missing as a bid set.

Q. As a Builder, if i build the modified plan and have another client looking at the same plan with additional changes what is the process?
A. Changes to stock plans already purchased are dropped to a flat $250.00 license and print fee plus changes done hourly. By doing this we have become the "in-house" designer for building companies in 34 states. Also with repeat business we will learn your prefences and local code needs and will speed up the turn-around time for projects.
