Original Plan

The Builder:
Icon Design Group was contacted by the builder. He had a plan that has been his bread and butter over the years selling the specs off of it on a regular basis. But the plan had become stagnant as of late. This was a plan that was estimated well and his team could build with less waste since they had plenty of experience with it. We were asked to take a look at it and propose an idea to give it a fresh look to meet the current market demand. We were provided with a set of the plans for a proposal.

How it Works -- Process and Pricing

ICON Response:
We received the plans and analyzed them putting our 24 years of experience in design to work. While some changes were made to match the plan to items that are highly requested by current homeowners, other changes have been made to give a little extra appeal or changed to trim cost.
We made the following changes to the Plan:
1) Used the Dining Room space for an open inviting stairway to lend to the finished walk-out basement.
2) Redesigned the Master Bath for a walk-in Shower, no Tub and His and Her Walk-in Closets
3) Expanded the Laundry room and Mudroom areas.

Proposal

After the initial success, The builder wanted to consider alternatives to the plan for a wider market to sell to.
We made the following changes to the Plan:
1) Expanded the rear of great room to add elegant step up section
2) Redesigned the Master Bath to re integrate Tub and fireplace and adding ceiling details.
3) The Guest suite option was added to privitize a section of the house for guests/permanent in-law/college child type use
4) The pet zone was added to garage to re-integrate the family pet into homes where they are not able to add dog houses in the yard due to covenants.
The Dining room was added back and the kitchen updated and re-designed for the finishing touches.

Proposal Two

Proposal Three was developed at the same time as proposal two to add to the collection the builders agents could sell from.
We made the following changes to the Plan:
1) Master bath was added to and features a walk-in shower with sauna seat room
2) The Home Center is introduced to include a convenient oprations area including laundry with sorting and folding space, home office for paying bills and even a gift wrap and crafts station to localize the work zone in a convenient location adjacent to Kitchen
3) The Home owners entry and full walk-in Pantry off Kitchen were added to compliment the Kitchen

Proposal Three

| All three proposals included floor and ceiling details to define and re-invent the interior spaces. We have also created several variations of the Exterior elevations over time to blend in with neighborhoods and to create variety when two are close to each other. |

The Results:
The Builder came to us in August of 2007 when he had two specs of the original model built and sitting. After the initial proposal the following 5 months resulted in 8 pre sales of the 1st proposal, We were then contacted to design two more alternate plans to give more choices to his renewed client list. Now 14 months after his initial contact he has sold 19 homes off the three proposed ideas which has not only helped with the interest and payments on his one remaining model but has turned a nice profit and put him in a much better position for attaining future loans.* We are now working on a new complete custom model to add to his collection of available home plans.
*Results can not be guaranteed for the process, as many conditions can affect the salability of a home including the current Job and Housing Markets.
